SPAIN: Law change boost for Costas

This amendment means that properties on the coast can now be bought, sold and inherited if built legally before 1988. The 20 year old law prohibits any building on the coast up to the level reached by severe storms, with demolition stated for all properties built before 1988.

Owners of these properties were granted a 60 year grace on demolition, but could not previously sell or develop these properties. Around 45,000 properties are believed to be affected by this law. This could herald an easing of attitudes to demolition and draconian rulings on developments and private builds across Spain, which has blighted some owner's dreams and expectations.
