Antigua is the largest of the English-speaking Leeward Islands, Barbuda, a flat coral island with an area of only 68 square miles, lies approximately 30 miles due north. The nation also includes the tiny (0.6 square mile) uninhabited island of Redonda, now a nature preserve.

Climate: Temperatures generally range from the mid-seventies in the winter to the mid-eighties in the summer. Annual rainfall averages only 45 inches, making it the sunniest of the Eastern Caribbean Islands, and the northeast trade winds are nearly constant, flagging only in September. Low humidity year-round.

Buyer’s Guide

As a rule, only developers are given permission to purchase land in excess of one acre but there have been some exceptions made. It is important to note that non-citizens require a Licence granted by the government to purchase a specific property. This Licence will cost 5% of the value of the property.

The buyer pays a 2.5 % Government transfer fee, while the seller pays 7.5 %. Legal costs range from 1 % to 2 %

Property Tax is considered low and based upon local rental values. For example: From US$ 300 a year for a three-bedroom house. Legal costs are 1 to 2% depending on value. Most Properties are Freehold. The buyer is normally expected to pay the 1% closing fee.
